Grounds maintenence is terrible. I've lived here for almost five years so in general I'm pleased with the place. HOWEVER... I can't remember the last time I saw all 4 hot tubs working at the same time. In fact we are lucky if at least one is up and running, hot and CLEAN! Usually either the tubs are full of brown foamy oooze which looks like something out of a National Lampoon movie or they reek of Chlorine so bad it burns your skin and you can't open your eyes. Every time the lease comes up for renewal they want to increase it $25 saying it's for the increased cost of water. The sprinkler system here is illegal to say the least! Water flows down the sidewalks and streets causing a small river to cross Arville each night. So many sprinkler heads are missing when the sprinklers go off it looks like the water fountains at the Belligio around here. I can't walk from my car to my Apt without getting soaked. I've been complaining for years but the problem only gets worse. The Security guard hangs out inside the mailroom each night smoking... YUK!!! I hate going in there to get my mail. The office Has refused to put handicapped parking in front of their office. They are definately not handicapped friendly here. I have had very good experiences over all with building maintenence. They are quick to respond in most cases. The general demeanor of the office staff is they are to busy to be bothered. So if you need to talk to them make it quick and be on your way. If you have a problem which needs immediate attention I suggest you skip middle management and go straight to the top. Upper Management treats you pretty good. Over all I've been fairly happy here. If they became more people friendly this place would rate high with me.

I have lived here for a year. My car has been broken into 3 times, and last night it was stolen. everyone I have talked to has had the same problems with vandalism, and theft. The occupants are mostly minority. It looks pretty when you first arrive, and it is cheap, but it is run like a slum. Management is terrible, and very unsimpathetic to its residents needs and safety. And they love to tow cars for low tires, expired plates, even broken windows. oh, and you will love the cock-roaches. Security is noneexistant. Its a horrible neighborhood. I have 3 police reports to prove THIS PLACE IS NOT SAFE!!!!

As you've read other comments, some are lucky to have not had problems, but life is not filled with luck. This complex is in a good location...near the Strip (2 miles) and shopping, but Indian Hills Apts. has drawbacks. The only way you'd know it is by living through it or reading comments like mine. To save you time and frustration, here's some of what has happened to me.....
The tenants are mostly of Hispanic, black and asian decent. Even though this community is walled and has a nighttime guard, this complex has been plagued with problems. Cars, including mine, have been vandalized..slit tires ($300 each); both my cars have been keyed, not just one scratch down the length of the cars, but many, I mean six to eight scratches along the sides of my cars. Just think, spending $ for another paint and body fill job. That should be at least two months or more rent to fix them EACH car. I figure it's the kids with nothing to do or adults who have no education or both!

Maintenance has been mentioned in other posts. I want to defend them. They do their job well, but the larger the complex, the more you, as a tenant, get lost in the shuffle. This is mostly blamed on management.

As far as management, yes, tenants are treated like cattle. At some point, you'll fill out a form with comments about your experience at Indian Hills. What's the point when it'll never be taken seriously and nothing comes of it.

Bottom line, as stated above, you'll be one of the "cattle" and eventually, you'll have a situation which will force you to move out. Don't waste your time at this place, find one with better comments. In the end, $ doesn't always win out in the end when you want to settle in and be happy. STAY AWAY FROM OLEN CORPORATION'S properties!!!!

Before signing a lease at your apartment complex, stop ask tenants you might see walking the complex what they like and dislike about living there, so you'll know what to expect.

We´ve been here a year and two months now and it is by far the best apartment in which we have ever lived. We got a 2 bedroom, 2 bath 1,038 sq ft apartment with Roman tub in the master bath, fireplace, an excellent floor plan and plenty of storage. The complex is lovely and full of (gasp!) green grass and trees. I´m looking at a pine tree out our bedroom window as I write this. There are three pools and the main one looks like the Tropicana Casino pool without the waitresses. It has a little bridge and several waterfalls. We had to call in maintenance for four minor things the first few days (dishwasher hose, screen door on the balcony, etc) and they were here promptly and efficiently. We have covered, assigned parking for one car and the other one we park in a "free" space which, since it is in a glade of trees, might as well be covered.

The central air makes such a difference over our old apartment. And, even with two cats, we pay just $822 a month.

The location is also terrific. While the complex is on West Sahara Ave between Decatur and Valley View, it is set back a long, lovely drive and is walled on all sides. (Gates locked at night.) This means we are just 3 miles from the strip and are within a mile of practically every chain store and fast food place on the planet.

Current resident at Indian Hills. I was happy when I moved in over a year ago and even signed a new lease. I was happy until recently - well, I was somewhat happy. Last summer (2003) my ceiling was leaking very bad during the horrible rainstorm we had. Maintenance came right away and checked it out and provided me with a bucket. It took them until December to get the roof part fixed and then told me to wait until the next time it rained to see if it was fixed before they repaired the ceiling - which they poked a hole in and appears terribly moldy. Once we get a new rain, I called and told the office staff that it was not leaking and to have someone come and repair the ceiling. That was in February. It is now August and has not been fixed. Apparently, according to Tammy, the inept District Manager, she has paperwork stating that she paid someone to fix it and they said they fixed it. Well, folks, it is not fixed. And apparently there were about 20 other apartments that supposedly had to get their ceilings fixed for leaks as well. (I put in a total of at least 3 work orders - nothing was ever done!)

My other problem is that I am in the process of breaking my lease, because I have received a job out of state. We gave our notice on Aug. 2, which would allow 30 days until Aug. 31. The lease says we need to provide 30 days - and we did. They said that the 2nd was not 30 days and told me that it was "simple math." So I had the rude office member count the days until she realized it was 30 days. Then she had the audacity to tell me that it didn't matter if it was 30 days or not, that we had to give notice before or on the 1st of the month - complte BS!

They wanted to charge me for 2 days in Sept - and I am even leaving in the middle of August!

Just beware that the office staff does not communicate AT ALL with one another. Get everything they tell you in writing - or else you will get screwed. They do not know the meaning of customer service and do not treat their tenants with any sort of respect or dignity.

There are plently of nice apartments in Vegas - stay away from this one! If you want to live in this area - check out Sandpiper which is the same floor plan as Indian Hills and is on Oakey - almost parallel to Indian Hills on Sahara.

It's not worth the money you pay to live in an apartment that might start falling apart on you and to have the office staff treat you with such disrespect.

Many tenants have had similar problems... GO SOMEWHERE ELSE!

Corporate ofc management came out to resolve an issue. I believe the issue should not have gone that far and should have been more quickly resolved with immediate management, however I appreciate that they did take great measures to eventually resolve.
I updated my rating due to this.

I am a current resident and I can't wait for my lease to be up. I had property stolen off my second story balcony and called the property manager 5 times and she never called me back. I also called the corp. office twice and they never got back to me either. The night time grounds security also told me that there was a rapist and a "peeping tom" prowling this complex.
