OVERALL, I GUESS THAT IT'S AN OKAY PLACE TO LIVE BUT IT WOULD BE BETTER IF THE NEW SECURITY FORCE WOULD DO DO THEIR JOBS AT NIGHT AND MANAGEMENT WOULD REPLACE ALL THE OVER HEAD LIGHTS THAT ARE BURNT OUT AND CREATING DARK SPOTS WHERE THE UNDESIRABLES WOULD CONGREGATE AFTER THE SUN GOES DOWN. LIKE FORREST GUMP'S MOM WOULD SAY, 'STUPID IS WHAT STUPID DOES'. I'M SUPRISED THAT SECURITY (AT NIGHT) IS BLIND TO WHAT GOES ON IN THE STUDIO COMPLEX....OR JUST DO'NT CARE! THE SAME BUNCH OF DRUGGIES ARE ALWAYS OUT AT NIGHT AND DON'T GO BACK INTO HIDING TILL JUST BEFORE THE SUN COMES UP. SOME OF THEM WOULD EVEN HIDE WHEN A CAR GOES BY AND WOULD APPEAR AGAIN AFTER IT PASSES. SECURITY IS'NT FOOLING ANYONE BY DRIVING THAT GOLF CART OR THEIR OWN PESONAL CARS...THEY SHOULD STICK TO THEIR RED SECURITY ONE OR RIDE A BIKE TO SNEEK UP ON THE BAD PEOPLE!! MANAGEMENT IS PUTTING UP A PERSUMABLY SECURITY GATE TO KEEP THE UNDESIRABLES OUT BUT WHAT IF THEY ARE ALREADY LIVING IN THERE??? THE FIRST THING IS THAT THEY SHOULD DO IS TO BE SURE THAT ALL THE NIGTH CORRIDORE OVERHEAD LIGHTS ARE WORKING AND CHECK THEM PERIODICALLY BECAUSE THOSE DRUGGIES ARE PURPOSELY PUTTING SOME OF THOSE LIGHTS OUT SO THEY CAN HIDE IN THE SHADOWS.SECURITY SHOULD ALSO KEEP TRACK OF WHICH LIGHTS ARE CONSTANTLY BURNT OUT AND MAKE NOTE OF IT...(IT'S EZ TO AMKE A LIGHT SEEM TO BE BURNT OUT..JUST SHOOT IT WITH A WATER PISTOL WHEN IT IS ON). I HEAR FROM PEOPLE THAT HAS BEEN LIVING HERE FOR YEARS THAT THIS PLACE WAS FAR WORST THAN IT IS NOW AND I'M SO GLAD BUT THEY STILL HAVE SOME WORK TO BE DONE FOR IT TO BECOME A GOOD PLACE TO LIVE. RIGHT NOW IT'S A FAIR PLACE TO LIVE EXCEPT THAT SOME OF THE PEOPLE THAT LIVE ABOVE THE REST OF US HAVE NO DEGREE OF COURTESY TO THOSE LIVING IN THE APARTMENTS BELOW AND MANAGMENT SHOULD PUT OUT A MEMO ON THAT SUBJECT! AS SOON AS MY LEASE IS UP I WILL BE MOVING TO A MORE SECURE APARTMENT COMPLEX WHERE THERE IS NO SIGNS OF DRUGS BEING SOLD!!!! A WORD TO THE WISE: BEFORE MOVING INTO ANY NEW PLACE ONE SHOULD TALK TO THE OLDER FOLKS THAT HAVE BEEN LIVING THERE AWHILE TO GET THE STATS. THESE OLDER FOLKS WOULD ALWAYS KNOW MOST EVERYTHING ABOUT WHAT GOES ON WHERE THEY LIVE...I MADE THE MISTAKE OF NOT DOING SO AND NOW I AM PAYING THE PRICE!

This is actually called the Oasis Heritage apartment complex, and it is one of many properties owned by a company called Camden. I moved into the complex in July 2003 and moved out in December 2004, only 6 weeks from the actual end of my lease. More on that in a moment.

These apartments have nice landscaping, and they certainly *appear* to be well worth considering. However, my experiences both as a resident and with the management company's policies have guaranteed that I will NEVER recommend any apartments run by Camden to anyone, period.

I signed up for an 18-month lease on a 2-bedroom unit for $619 a month at the time of lease signing. I needed a larger apartment as I had just gotten married and had my mother living with me. It doesn't require much imagination to deduce that having that kind of arrangement in a small apartment is not a good idea. Unfortunately, my mother was diagnosed with terminal cancer and passed away less than 3 months after we moved in. This cost the household the $400 a month that my mother chipped in to monthly expenses. On top of that, my wife had to go through several jobs before finding something that was worth keeping so her employment record was spotty during this time as well. Now, I understand that the management company is concerned first and foremost with the bottom line, and the trials and tribulations of individual tenants are not their concern. However, when I approached management about the possibility of moving into a one-bedroom unit I was told that before I would be able to, I would have to return EVERY PENNY of the move-in incentives the company extended to us in addition to other fees for early termination of lease. This totalled nearly $1200. There was no way in the world I could expect to come up with that kind of money all at once, and no offer was extended to prorate the payback amount to cover time already spent, nor was the suggestion of an installment plan granted any consideration. Therefore, whether my wife and I liked it or not, we were going to be stuck in too much apartment for another 15 months unless we decided to permanently damage our credit and rental history by skipping out.

To compound matters further, less than a month after the death of my mother, our apartment was broken into and we lost about $4500 worth of electronics, video games and music CDs. The perps simply kicked our front door clean in when nobody was home and carried everything out the sliding back door, over the patio and then (presumably) over the block wall that was only 10 feet or so from our building that had nothing but empty desert on the other side. Yes, I understand that the apartment complex is in no way responsible for our losses. BUT, what galled us to no end was that we had to wait almost a FULL WEEK for someone to come out and replace our front door. For a week, we had a front door with a deadbolt that had been broken clean out of the wood and that could barely lock. I had no desire to test this, but it is my belief that I could have broken the door again simply by leaning on it. The wood was splintered and broken, and the outer metal layer was bent totally out of shape. For a full week I could barely get any sleep for fear of what would happen next.

There was a murder/suicide in the apartment directly across and upstairs from mine, as well as several shootings and gang-related crimes that occurred while we lived there. The night patrol guards spend plenty of time hanging out by the office talking, and they're sure good at finding cars with no plates or expired tags to tow away, but other than that they're useless.

Oasis Heritage is a clear-cut case of the old adage "you get what you pay for". If you rent here you will get one of the lower rents in Vegas, but I doubt it will be worth the hassle or the potential danger. Two words: Stay away.
