Date Visited: 03/07 - Bad I have lived here for 2 years and it is declined rapidly in the last year or so. Let me address a few of the issues: Location: Right behind a 55 and over complex. Montclif and Polo Club share a entrance. The drivers coming in an out of the apts are a hazzard. The very, very old who are still driving even though they shouldn't are in force here. Beware trying to get into the Polo Club Apts. Appearance: Management is only concerned with what faces the street or near the rental office. Grounds crews consist of noisy gas powered blowers at early hours blowing nothing in the middle of the street or up on my porch blowing my personal things all over the place. I was awakened by the leaf blower on my porch, with a guy standing there pointing it at the door, just letting it run for no reason! I asked him to leave but he didn't speak English. There are no provisions for dog waste. No baggies, no notices for owners to pick up after their dogs. Dog crap is all over. Weight and breed restrictions are not enforced. I've seen pit bulls. Safety: Oh boy, this is going be a doozy. There is no safety. The gates are open from 7 am until 7pm. Solicitors come in all day and leave flyers in out doors. Usually 3-4 a day. It creates a lot of litter. Who knows who else is coming in and out. When there is supposed to be security they are not diligent. One car swipes their key and 10 cars follow them in, unstopped. They line up to wait for a car to let them in and no one from the guard check even asks what they are doing there. Some of the guards appear to be from a program to help the mentally challenged. I support these programs 100% but if the duties are above the capabilities of the worker, it's pointless. The duties are above their capabilities. They do not check cars coming in, pay attention to cars who are sitting in front of the gate waiting to be allowed it, and let multiple cars piggy back in. They are gone for long periods of time, more than 15 minutes from the front gate which allows a long line of cars to build up. My car was stolen from the parking lot in front of my apt. There are supposed to be security cameras covering the parking lots. When I went to the office I was told the cameras are not working. ??????? I pay extra to live in a gated, camera monitored community and nothing works! It says on the sign when you enter the community that the area is patrolled and under 24 hour surveillence. This is a LIE. I am going to sue because Polo Club is negligent and now my car is gone. Managment: Oh, you mean the rent takers? That's all they do. Even a simple request like getting a working amenities key is a problem. One desk jockey says they are getting new ones made, one says the old ones work ( they don't) and no one gets off their ASS to check. Complaints are dismissed with an 'oh well" attitude. When asked why gate security is so lax they replied that they can't do anything. Overall: I can't wait to move. I saw the pictures online when I moved here from out of state and thought I was getting a nice place. The apt is small. The only difference between a one bedroom and a two is they stick on the 2nd bedroom. The living space, kitchen space is all the same for one bed or two. The porch is tiny and pretty pointless. 945 a month will get you a 3/2 house to rent. There are cockroaches everywhere inside. They crawl out from under the cabinets and from under the microwave. I spray and spray and spray. It does no good. The dishwasher makes so much noise I can't run it if I want to watch a movie. It drowns out the TV. The heat/air conditioner is even worse. I have to turn the TV up 4 notches everytime the air comes on. The noise from the neighbors about sounds like Elephants having ballet practice. We can hear every step. Not only wouldn'tt I reccomend this as a good place to live, I'd consider it a hazzard. First stop, Security. What a joke! A bunch of non-English speaking dirtbags who think it is proper to scream obscenities throughout the late hours when their buddies come to hang out and visit. If you are a normal tenant that poses no problem, they are sure to act like macho assholes and make your entrance as annoying as possible. Even if they know you. But, if they have a girl next to their smelly booth, No Problemo! They'll just hit the switch and let any damn idiot in without checking! They have switched security companies frequently the past few years. Somehow managing to find some outfit more incompitant then the previous one. 2 years ago, an elderly woman who forgot her gate key was removed from her car and thrown to the ground, causing severe injury, resulting in the Security Guards arrest. The pool are is complete with a jacuzzi filled with what appears to be bubbling urine. The sauna is usually colder then the outdoor temperature and rarely ever works. The maintenance staff looks like the creatures from The Hills Have Eyes. Barely any of them speak our language. Rent is automatically raised at the end of your lease, so be prepared to pay more every 6 months. Management appears very cordial. See how efficient they are AFTER you sign the lease. The mailbox situation is attrocious. Broken boxes, litter all over the place, thefts, etc.....As for the apartment themselves, I have yet to meet anyone who has a working dishwasher. Make sure your artwork or pictures dont weigh more then 1/2 lb. The cheap material they have as walls wont be able to keep them up. Make sure to inspect the carpet. They pass off that garbage as new when all they do is get a quick steam clean over it. Just take your shoes off and walk around. See if your socks dont turn black. Want to play some volleyball? You'll be too busy avoiding the many piles of dog crap that goes without cleaning until the rain takes it away. And you have to schedule your arrival and departure to your unit in accordance with the sprinklers timing system. If they are on, your clothes and shoes get ruined since Polo Club makes sure that they have the best-watered sidewalks in town.If you can not afford to live someplace better, there is nothing like a 6-month lease at this dump to make you work harder to get ANYTHING else regardless of cost. You most certainly should not move here if you are a total xenophobe and cannot deal with running into a face of a different color once you leave the gates of the complex. I have not moved in yet, but if the models are any indication, the apts are beautiful. full of amenities, and well maintained. I hope that the security issues turn out to be not as bad as they sound in some of these postings but it seems odd to me that the security seems tio be described as lazy and overzealouys in essentially the same breath. The extremely negative posting seem to me to be from someone who ran afoul of the management for whtever reason and is seeking revenge through this forum. From what I saw, this seems a nice, well-maintained place to live and quite a value besides. a full 2 bedroom w 2 full batrhs for under a grand!!!! If you live in LV, unless you live in some insanely high priced tower in a casino or something this place is a stellar value in my opinion. I am relocating from NYC so my opinion on space=value may be a bit skewed but I saw A LOT of places when I was APT hunting and it seemed to me that this place is a good overall value and about the same as any neighborhood IN Las Vegas. Anyone who calls that a "bad" neighborhood has never been to Chicago or NYC... It's called a city... if you can't deal with the harsh unforgiving urban landscape then go live in the suburbs!The staff was EXTRAORDINARILY friendly and helpful and has made the process of relocating quite painless thus far. The old management was polite they were bought out a year ago. Tons of dogs going to the bathroom all over the place. Bugs! People don't clean up their trash. Management will cite some residents but they cannot patrol all. The appearance from the outside of the apartment is great. The staff is extremely friendly and helpful. I have not had one issue with the security staff or office staff. I wish security was a bit tighter though. They do stop suspicious vehicles and persons and request ID information. The grounds are kept clean but there are days when there are no doggie waste bags available so the dog poo isn't picked up until the next day. It seems to be cleaned up on a regular basis. No bad poo smells on the hot days which is a blessing. The pool is kept very clean. Very nice. Cons: Bugs. The complex does courtesy spraying every Monday. I went through my apartment and did adjustments to alleviate the bugs - no issues now. (The pipes going into the walls need to be sealed off, the bar that connects to the sink needs to have the underside sealed and the cabinets connecting to the walls need to be sealed up) After time all buildings start to "adjust". Neighborhood is a bit to low income which always seems to bring out the trash - the complex is gated though and kept clean. I travel greater distances to do shopping. (go south - not north). For the rent: The market is one of the fastest growing in the country. Managment doesnt seem to care about the problem, just told me it happens every couple months. They did do repairs as needed. Also did not receive the notice of rent increase which is required 45 days before increase. they showed me they sent it but I never got it so am stuck paying increase rent (increased alot) until I can move. It was probably stolen from my mailbox. would not recommend this place, I have lived here a little over six months and want to get out. Most people don't see the sign/address number and get lost coming to visit. "COURTESY" Patrol is far from it. The complex has a punch key and closer to the gate a card swipe. If the GUARD is holding someone up, they still try to get you to stop when you've already punched in your code or swiped your card. Driving on through, with every right being a resident, they chase you down, request your photo identification, proof of residency, etc. (We do have assigned parking, but they ignore that recognition.) Called a trespassing, they then call to tow your vehicle unless you provide them with a copy of your lease. The most recent, the "COURTESY" GUARD, nearly hit another vehicle as he followed us, shining his bright lights, etc. How is one to know who is behind them? Our neighbors car window was smashed, attempted theft, but did get their stereo, etc. Another vehicle was also broken into, stereo, etc. Ours, broken into, attempted theft and registration, etc. stolen. Management is horrible. They are more concerned about the grass. It also takes them several months to fix water damage from other apartments and roof leaks. Water leaks, bugs, dog poop, the giant litter box (aka volleyball court), lack of concern about security and how security behaves, falling spanish roof tile, sprinklers watering the side walks far too often. While they may appear to draw you in with a few ammenities, don't sign a long lease. Lived here over 4 years, the rent has gone up over $200, traffic is worse, now a gate with security and now break ins. Also, you have to get a P.O. Box, no outgoing mail and the boxes are constantly broken into. We are moving after continued harrassment from the security and lack of their security. Control games, strong arming, etc. and we are long time residents. Better places to live if you have a pet. (I assume the person that posted as living here 6 months hasn't yet waited on the street due to the line from security. Or had management not care about the $50 security card that you have to pay on top of fixing damages from break-ins.) Management says they're sorry but there's nothing they can do. Also witnessed a neighbor's escort broken into and the radio stolen and a woman having her purse and keys stolen, although within a couple months.
